Real Estate Marketing Agency in Dubai
Off-plan launches, ready property and commercial leasing in Dubai, marketed in English and Arabic with Trakheesi-ready creative and media judged by cost per qualified lead.
Who this service is for: This page is for Dubai developers, brokerages and owners of commercial buildings who need enquiries their sales teams can close, not just impressions and form fills. That covers developers preparing an off-plan launch, brokerages that want to depend less on portal leads, and landlords filling office or retail space. NoVi Marketing Services is a full-service marketing agency based in Cairo, and we serve UAE clients remotely. We do not have a Dubai office and we will not pretend otherwise. What we bring is one team covering strategy, art and visuals, creative and production, web and technology, media, and business development, so positioning, creative, ads, landing pages and the handover to sales are planned together instead of being passed between suppliers.
Dubai buyers are not one audience: A Dubai property campaign speaks to several markets at once. There are UAE residents moving from renting to owning, families upgrading to a villa, Emirati buyers, and a large pool of overseas investors. Market coverage regularly names buyers from India, the United Kingdom, Russia, China, Europe and the wider GCC among the most active nationalities, though the mix shifts from year to year and by project. Each group asks different questions. An end user wants schools, commute and service charges. An overseas investor wants the payment plan, rental demand and how to buy without flying in. A GCC buyer may want privacy and a second home. We split audiences, messages and landing pages by segment and by country, rather than running one generic campaign and hoping the right people find it.
Off-plan versus ready property: Off-plan and ready units sell on different promises, so they need different campaigns. Off-plan buyers are usually weighing the developer's track record, the payment plan, the handover date and the future of the community. That calls for CGI, location storytelling, construction updates and a clear explanation of how payments and escrow work, in wording your legal team has approved. Ready property buyers want to see the actual unit, the view, the real service charge and how fast they can move in or rent it out. That calls for real photography, video walk-throughs, viewing slots and fast agent response. Many developers and brokerages run both at once. We keep the two funnels separate in targeting, creative and reporting so one does not hide the weaknesses of the other.
Trakheesi permits on every property ad: In Dubai, property advertising generally needs an advertising permit issued through the Dubai Land Department's Trakheesi system, administered by RERA, and the permit number, often with its QR code, is expected to appear on the ad itself. Reports indicate this applies to social media posts and paid ads as well as portals, billboards and print, and RERA has publicly fined companies for advertising without permits or with expired or altered ones. Brokers are also reported to need written owner authorisation before marketing a unit. We are a marketing agency, not legal advisers, so confirm the current rules with your legal adviser and the DLD. In practice, we build permit and QR fields into every template, track permit validity against each creative, and pause ads when a permit expires.
Off-plan advertising and escrow details: Off-plan marketing in Dubai sits under a stricter framework. Dubai Law No. 8 of 2007 on escrow accounts states that a developer may not advertise off-plan units in local or international media, or join exhibitions to promote them, without written authorisation from the Land Department. Law firms and the trade press also report that off-plan ads are expected to show details such as the developer name, the project name and number, and the approved escrow account number. Requirements are updated from time to time, so check the current list with your legal adviser before any launch. Our part is practical: we keep those fields in every format, from a six-second vertical video to a roadshow brochure, and nothing about price, payment plans, returns or handover dates goes live until your team approves it in writing.
Influencers, advertiser permits and buyer data: If your launch uses creators or agents posting from their own accounts, UAE media rules apply to them too. An Advertiser Permit for people promoting products or services on social media was widely reported as mandatory from early 2026, with regulation reportedly moving from the UAE Media Council to a new National Media Authority. We generally ask to see a creator's valid permit before booking and keep Trakheesi details on their posts as well. Buyer data needs care too. The UAE Personal Data Protection Law, Federal Decree-Law No. 45 of 2021, generally expects clear consent for marketing use of personal data and an easy way to opt out, while its detailed executive regulations have been reported as still pending. We build consent wording into forms and WhatsApp flows, and your legal adviser should confirm the final text.
Winning beyond Property Finder, Bayut and Dubizzle: Property Finder, Bayut and Dubizzle are where many Dubai buyers start, and for a brokerage a well-managed portal presence is non-negotiable. But portals place your listing next to every competitor offering a similar unit, and the lead often goes to whoever replies first or quotes lowest. Developers and brokerages that grow their own demand usually add channels they control: a website and project pages that rank on Google, paid search on project and community names, Meta, Instagram, TikTok and Snapchat campaigns that build a name people remember, YouTube for longer films, LinkedIn for investors and corporate tenants, and a WhatsApp list of past enquiries. We help you decide what stays on portals, what moves to your own channels, and how to compare cost per qualified lead across all of them.
Community pages and local search: Many Dubai searches start with a community, not a developer. People type Dubai Hills, Dubai Creek Harbour, JVC, Business Bay, Dubai South, Palm Jumeirah, Dubai Marina or Downtown Dubai together with words like off-plan, villa, rent or payment plan. A useful community page answers what a buyer actually asks: what is already built, how long the drive is to work and school, what kinds of units exist there, and who the area suits, in Arabic and English. We plan and write these pages for your website as part of SEO and paid search, tied to your real listings and projects. We do not claim projects in these communities that we have not worked on, and we keep every location claim factual, with no promises about future prices or infrastructure dates.
Multilingual creative that does not read as translated: Dubai campaigns usually need English and Arabic at a minimum, and investor campaigns may need other languages depending on the target country, such as Russian, Hindi or Chinese. We write English and Arabic as parallel originals, with Gulf vocabulary in the Arabic for UAE readers, rather than translating one from the other. For other languages we plan the message per market and recommend native-speaker review before anything goes live, because a literal translation of a payment plan or a legal disclaimer can mislead a buyer. Creative also changes by audience. An Indian investor, a British family relocating and a GCC buyer looking for a holiday home react to different hooks, visuals and proof. We test those hooks separately and cut every asset for each placement, from vertical stories to sales-centre screens.
WhatsApp and call handling speed: In Dubai many buyers would rather send a WhatsApp message than fill in a long form, and overseas investors may write at hours when your office is closed. Speed matters because a buyer comparing three similar units will usually talk to whoever answers first with useful details. We map every path a lead can take, from click-to-WhatsApp ads and portal enquiries to calls and website forms, and agree a target response time with your sales manager. Where your setup allows, enquiries go straight to the right agent or team with the lead's answers attached, an automatic first reply confirms receipt in the buyer's language, and unanswered leads are flagged. We then report response times next to cost per lead, because slow follow-up wastes media budget faster than weak creative does.
CRM and lead qualification: A cheap lead that never answers the phone is expensive. Before launch we agree with your sales team what qualified means for this project, for example budget band, unit type, timing, cash or mortgage, and whether the buyer lives in the UAE or abroad. Those questions go into lead forms and WhatsApp flows, and every enquiry gets a shared status in your CRM: new, contacted, qualified, viewing booked, reserved or lost. We use that status data to cut weak audiences and creatives, and to feed outcomes back to the ad platforms where your tools allow it. That way the campaign improves week by week based on what happens in sales, not on form volume alone, and your agents spend their time on buyers who are ready to talk.
Proof from our lead-quality work: The clearest proof of method we can share comes from outside Dubai. For Stallion Construction and Manufacturing, a luxury turnkey fit-out company in Egypt, we built a five-layer qualification framework that filtered out unsuitable enquiries at each step, from the creative and targeting to the lead form and the follow-up. Between 1 September and 25 October 2026, 78 of 100 leads were qualified and 7 reached the signing stage. Dubai is a different market with different buyers and price points, so we do not promise the same ratio. What carries over is the discipline of filtering early and judging media by qualified leads. The full case is at /work/stallion-lead-quality.
Launch events, roadshows and Cityscape: Dubai launches often combine digital media with a sales event, a show apartment opening or roadshows in investor markets such as London, Mumbai, Riyadh or Cairo. Each event needs registrations before it, a clear way to capture leads on the day, and fast follow-up after it. Cityscape Global, which Dubai hosted for many years, takes place in Riyadh in 2026, from 16 to 19 November according to the organiser, and it can still matter for UAE developers selling to Saudi and GCC buyers. We plan event campaigns as one sequence: teasers and invitations targeted to the host city, booth and screen content, lead capture with consent, and a follow-up plan your team can run in the days after. Confirm the dates of any show with its organiser, since schedules and venues change.
Seasonality in the Dubai property market: Dubai's property marketing calendar has its own rhythm. Activity is generally stronger from around September to April, when residents are back and many overseas visitors are in the city, and summer can slow some segments as families travel, although off-plan launches continue year round. Ramadan shifts browsing to the evening and late night and calls for a respectful tone, and the weeks around Eid and the new year can bring a wave of decisions. Investor markets have their own calendars too, such as Diwali for some Indian buyers or school holidays in the UK. We map your launch dates and sales targets against these moments, then adjust budgets, creative and agent availability, rather than spreading the same spend evenly across the year.
Developers and brokerages need different marketing: A developer is selling a project and a name that buyers must trust for years before handover. That calls for positioning, a launch plan, CGI and film, broker enablement and a funnel built around one project or community. A brokerage is selling its agents, its listings and its speed. That calls for portal quality, agent personal brands within the rules, listing content, retargeting and a steady lead flow across many units. Developers are also reported to be accountable for how brokers advertise their projects, so we prepare broker kits with approved visuals, copy in Arabic and English, permit details and the facts brokers are allowed to share. For brokerages we focus on lead routing, agent response time and building demand outside the portals.
Commercial, office and retail leasing: Not every Dubai property campaign sells homes. Office floors, retail units, warehouses and mixed-use buildings in areas such as Business Bay or Dubai South are bought or leased by business owners, franchise operators and facility managers, with longer cycles and more decision makers. These campaigns lean on Google Search, LinkedIn, clear specification sheets and direct outreach more than lifestyle reels. Our closest example is Khyam, a multipurpose commercial building in Riyadh. We delivered its brand identity, launch campaign, brand guidelines, a brand film and 3D and CGI motion of the building, all produced in-house, so the building looked the same on billboards, social media and sales screens before it was completed. You can see the work at /work/khyam and /brand-guidelines/khyam.
Budgets in AED and how pricing works: We do not publish prices, because a single brokerage campaign and a master-planned launch across several countries are not the same job. After a call to understand your project, targets and timeline, we send a proposal in one of three forms: a Project fee for a defined launch or piece of work, a Monthly Retainer for ongoing marketing, or a Custom scope that combines the two. Media budget is separate. It is paid directly to the platforms, such as Meta, Google, TikTok, Snapchat or the portals, in AED or the platform's billing currency. We recommend a test budget and a scale-up plan by channel, and we show you cost per lead and cost per qualified lead so you can see where each dirham goes.
How we work with Dubai clients remotely: We are based in Cairo and serve UAE clients remotely, so it is fair to explain how that works. Kick-off, weekly reviews and approvals run on video calls, shared documents and WhatsApp. Cairo is one to two hours behind UAE time depending on the season, so our working day overlaps with most of the Dubai working day. We recommend that ad accounts, tracking pixels, CRM connections and landing pages sit in your name so you keep ownership of them. Where a project needs work on the ground in Dubai, such as a property shoot or a show apartment film, we write the creative brief and shot list and brief your team or a UAE-based crew, then review the footage with you. You get a written plan and plain-language reports on what is working and what is not.
Questions to ask any Dubai real estate marketing agency: Before signing, ask a few direct questions. How do they handle Trakheesi permit numbers and off-plan disclosures on social ads and creator posts? Who writes the Arabic, and is it written for UAE readers or translated? How will they define a qualified lead for your project, and will they report cost per qualified lead or only cost per lead? How fast will leads reach your agents, and what happens at night or at the weekend? Who owns the ad accounts, audiences and data when the contract ends? How do they collect consent under the UAE data protection law? Can they show real property or commercial work rather than only renders? The answers tell you more than a portfolio deck, and they are the questions we expect you to ask us.
How to start: Book a call through /contact or message us on WhatsApp at +20 110 396 6774 or +20 110 396 6775, Sunday to Thursday, 10:00 to 18:00 Cairo time. Tell us what you are marketing, whether it is off-plan, ready or commercial, who your target buyers are and in which countries, your timeline, and how your sales team handles leads today. We will ask about permits, current portal and ad performance and your CRM, then come back with a written proposal as a Project, Monthly Retainer or Custom scope, with media budget recommended separately. Our client list includes Kleek Developments, Stallion Construction and Khyam in real estate and construction, alongside Adidas, Americana, Talabat and EgyptAir, and NoVi is rated 5.0 on Sortlist.

Frequently asked
Do you have an office or team in Dubai?
No. NoVi Marketing Services is based in Cairo and serves UAE clients remotely. Planning, reviews and approvals run on video calls, shared documents and WhatsApp, and Cairo time overlaps with most of the Dubai working day. If a project needs a shoot or event support in Dubai, we prepare the brief and guide your team or a UAE-based crew through it.
Do social media property ads in Dubai need a Trakheesi permit?
Generally yes. Dubai property advertising, including paid social ads and organic posts, is reported to need a valid permit issued through the DLD Trakheesi system, with the permit number and usually its QR code shown on the ad. Confirm the current rules with your legal adviser and the DLD. We build these fields into every template.
Can you market an off-plan project before launch?
Yes, once the developer holds the approvals required for advertising. Dubai's escrow law requires written authorisation before off-plan units are advertised or shown at exhibitions, and off-plan ads are reported to need details such as the escrow account number. We prepare the plan and creative in parallel and publish only after your legal team signs off.
Do you work with brokerages or only with developers?
Both. Developers usually need launch planning, CGI and film, broker kits and a funnel per project. Brokerages usually need stronger portal listings, faster lead routing, agent content within the rules and demand outside Property Finder, Bayut and Dubizzle. The scope is agreed after a call.
Should we stop paying for Property Finder, Bayut or Dubizzle?
Not by default. Portals are where many Dubai buyers start their search. The aim is to compare cost per qualified lead across the portals and your own channels, then move budget towards whatever produces buyers your agents can close.
How much does real estate marketing in Dubai cost?
We do not publish prices. After a call we send a proposal as a Project, a Monthly Retainer or a Custom scope. Media budget is separate and paid directly to the platforms, and we recommend a test budget in AED by channel before scaling up.
Which languages can you create campaigns in?
We write English and Arabic as parallel originals, with the Arabic written for UAE readers. For investor markets that need Russian, Hindi, Chinese or other languages, we plan the message per market and recommend native-speaker review before anything is published.
Can you guarantee a number of leads or sales?
No. Nobody can honestly guarantee property sales from advertising. What we commit to is a clear definition of a qualified lead, weekly reporting on cost per lead, cost per qualified lead and response time, and regular changes based on what your sales team reports. Our Stallion case in Egypt shows the method, not a promised ratio for Dubai.
